What is CAM in commercial real estate?

CAM stands for common area maintenance - the shared operating costs of a property such as parking lot upkeep, snow removal, landscaping, lighting, security and shared utilities. Tenants reimburse their pro-rata share, usually monthly against an estimate, and the total is reconciled against actual expense after year end.

How do I choose a commercial property management company?

Ask three things: what they actually operate in your market, who answers the phone when a tenant has a problem at 6pm, and what the monthly report looks like. Ask to see a real CAM reconciliation.
